Slow start to 2023 for real estate investment sales amid market uncertainties: Knight Frank

Investment sales in Singapore’s real estate market got off to a “slow start” in the first quarter of 2023, with only $4.2 billion worth of investments recorded. This marks a 61% decrease compared with 1Q2022, and the lowest quarterly total since 2Q2020 when the government had implemented circuit breaker measures in response to the pandemic.

Residential-level deals were steady, totaling to $1.6 billion, including the sale of collective properties such as Meyer Park, Bagnall Court and Holland Tower. Of particular note is the sale of Holland Tower which is the first successful collective sale of a residential property in the Core Central Region since 2021. This could signal the “nascent return” of interest for prime locations, according to Knight Frank Singapore’s Head of Capital Markets (Land & Collective Sale), Chia Mein Mein.

However, a large price gap between sellers and developers continues to challenge the en bloc environment, with the success rate of collective sales at around 33% from 2021-2023 compared to 63% in the period of 2017-2018. Chia goes on to explain that even with an agreement from sellers at 80%, it does not guarantee a successful sale, and that owners and developers must learn to accept realistic expectations on price to pique each other’s interest.

The commercial sector of Singapore’s real estate market is experiencing an overall lull, aside from the sale of 39 Robinson Road to Yangzijiang Shipbuilding for $399 million and Frasers Centrepoint Trust and Frasers Property’s acquisition of a 50% stake in Nex for $652.5 million.

Surprisingly, the industrial sector saw a 62.8% q-o-q raise in investment sales to $681.1 million, with notable deals including M&G Real Estate’s acquisition of four Cycle & Carriage properties for approximately $333 million, and the disposal of 12 and 31 Tannery Lane by Ho Bee Land for $115 million.

Though Knight Frank initially projected full year investment sales in the range of $22 billion to $25 billion, it has since revised its forecast to a range of $20 billion to $22 billion due to macroeconomic uncertainties and volatility in the global banking sector. Financing is becoming more difficult for buyers, investors, developers and banks, and investors are expected to remain vigilant for signs of repricing before making their next move.…

Shipyard at Benoi Road for sale at $11.3 mil

A site area of over 500,000 sq ft with waterfront access has been launched for sale via an expression of interest exercise at a guide price of $11.3 million. Located at 1 Benoi Road, at the junction of Benoi Road and Pioneer Road, within Jurong Industrial Estate, and approximately 24km from the City Centre, the property is suitable for shipbuilding, ship or vessel repair and maintenance.

Isabel It, Associate Division Director of Huttons Asia, says the plot is regular in shape with a corner frontage of about 255m on Benoi Road and Pioneer Road, with an average plot depth of about 213m. The east side of the land has a roughly 230m frontage along the waterfront. “The land is generally at an access-road level with a flat contour,” adds It.

Recent transactions of industrial property on Benoi Road according to EdgeProp Research tool, saw a 328,105 sq ft plot at 5 Benoi Road in December 2020 at $10.5 million.

Lee Sze Teck, Senior Director of Research at Huttons Asia, believes the property is suitable for companies looking to expand their business, as a plot of land of such size meant for vessel building or maintenance usage is rarely available for sale.

He added that within the wider vicinity, an existing shipyard with a site area of about 1.5 million sq ft at 55 Gul Road – about a 10-minute drive from 1 Benoi Road – was acquired by ST Engineering for $95 million in February.

The Expressions of Interest exercise for the property will close on April 27 at 3pm and is subject to approval from relevant authorities.

GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr

Land-starved developers take a punt on Tengah’s industrial land GuocoLand and Intrepid Investments (a subsidiary of Hong Leong Group) submitted the sole bid for a residential government land sale (GLS) site at Lentor Gardens, with a bid of $486.8 million, translating to a land rate of $985 psf per plot ratio (psf ppr).

The future development, to be a new high-end residential development of around 533 units, will complement the two upcoming developments – Lentor Modern and Lentor Hills Residences, which aim to transform the Lentor Hills estate to a premium residential area.

Mark Yip, CEO of Huttons Asia, notes that the $958 psf ppr bid is the lowest for a land parcel in the Lentor precinct, and is the first residential GLS tender to see only one bid since the tender of the Silat Avenue GLS site in 2018.

The two last residential GLS sites to be sold in Lentor were Lentor Central and Lentor Hill (Parcel B), both of which were awarded last September. Lentor Central was awarded to a consortium comprising China Communications Construction, Soilbuild Group Holdings and United Engineers, who submitted a bid of $481.03 million ($1,108 psf ppr). Meanwhile, TID (a joint venture between Hong Leong Group and Mitsui Fudosan) was the top bidder for Lentor Hills (Parcel B) at $276.36 million ($1,130 psf ppr).

A GLS site at Lentor Hills Road (Parcel A) was sold for $586.6 million ($1,060 psf ppr) in January 2022. It was purchased by a joint venture between GuocoLand, Hong Leong Holdings and TID (a joint venture between Hong Leong Holdings and Mitsui Fudosan), and is expected to launch the 598-unit Lentor Hills Residences soon.

GuocoLand’s launch of the 605-unit Lentor Modern integrated development last September saw 84% of the units sold on launch weekend, with 88% of the units sold at an average price of $2,104 psf.

Huttons’ Yip comments that, with the launch of the first GLS site at Lentor, bids have been on a downward trend, likely due to developers being mindful of an area where the government has been pushing out land for sale regularly. The cloudy economic outlook and the risk of Additional Buyer’s Stamp Duty may have further deterred developers.

Two other GLS sites at Lentor are available for sale under the 1H2023 GLS Programme. The site at Lentor Central, which can yield 475 units, is expected to be launched for tender this month, while a 500-unit residential site at Lentor Gardens is on the Reserved List.

Leonard Tay, head of research at Knight Frank Singapore, notes that all seven residential sites in Lentor – the five that have now been sold and the two still available for sale – could potentially bring about some 3,500 new units to the area, with a potential of 11,000 new residents.

The upcoming Lentor estate is about 1km from CHIJ St Nicholas Girls’ School, and is also within walking distance of the Lentor MRT station and recreational facilities, such as Thomson Nature Park and Yio Chu Kang Stadium and Sports Complex.
