Two adjoining shophouses off Upper Thomson Road for sale at $10.5 mil

At the heart of Adelphi Park Estate, located off Upper Thomson Road, are two freehold adjoining shophouses with a guide price of $10.5 million, or $2,665 psf on the floor area—5 and 7 Jasmine Road. Situated on a total site area of approximately 3,650 sq ft, the two-storey shophouses also encompass a combined existing floor area of about 3,940 sq ft.

The shophouses’ 2019 Master Plan zoning allows for commercial usage at the first storey with a gross plot ratio of 3.0 and building height control of up to four storeys. With their convenient location—about 50m away from Thomson Plaza shopping mall and mere minutes from Upper Thomson MRT Station (Thomson-East Coast Line) and Caldecott MRT Station (Circle Line)—these properties offer investors immediate rental income and long-term capital appreciation potential.

For those considering to redevelop the properties, the successful buyer is able to construct a four-storey building with commercial space on the first storey subject to the authorities’ approval. This could increase the total gross floor area to 10,950 sq ft.

The convenience of the shophouses doesn’t stop there. With numerous popular eateries and cafes along Upper Thomson Road, Sin Ming Plaza and Junction 8 shopping mall, as well as prestigious schools in the vicinity such as Ai Tong School, Catholic High School, CHIJ St Nicholas Girls’ School, Marymount Convent School and Whitley Secondary School, these properties can indeed be considered as rather desirable.

The properties come with existing tenancies and are for sale on an “as is where is” basis. The EOI exercise for the property will close on May 8 at 3pm.

This rare opportunity is exclusively offered through ERA Realty Network. As Steven Tan, managing director of capital markets and investment sales at ERA, puts it, “This rare opportunity offers investors a chance to own a pair of freehold shophouses that offer immediate rental income and future capital appreciation potential in the long term.”

Offering convenience, potential and long-term investment value, 5 and 7 Jasmine Road provide an enticing opportunity for those looking for a piece of the action at Adelphi Park Estate.…

Collective sale of Tanjong Katong development relaunched at $63 mil

At Marina Gardens Condo a guide price of $63 million, the owners of a four-storey walk-up development with 26-units at 52 to 62H Tanjong Katong Road in District 15 are relaunching the property for tender. Originally asking for $65.5 million when it was put up for collective sale in July of last year, the property failed to attract offers in line with the asking price.

With a land area of about 32,397 ft and a zoning that allows for a gross plot ratio of 1.4 under the 2019 Master Plan, this redevelopment could potentially have 49 residential apartments with an average size of 915 sq ft. Factoring in an estimated land betterment charge of approximately $530,000, the guide price translates to approximately $1,401 psf per plot ratio (psf ppr), potentially lowering to $1,375 psf ppr after factoring One Sophia in a 7% bonus balcony gross floor area.

Terence Lian, head of investment sales at Huttons Asia, the sole marketing agency for the property, believes that there will be significant interest from buyers looking to purchase in District 15. This is due to the recent success of the nearby 638-unit Tembusu Grand by City Developments and MCL Land, which saw a 53% sale of units at an average price of $2,456 psf during its launch weekend in April.

Located just a 10-minute drive away from the CBD and a 500m walk from Paya Lebar MRT Station, this slice of Tanjong Katong Road has a lot to offer in terms of convenience and lifestyle. Shopping malls such as PLQ mall, i12 and Parkway Parade are all in the vicinity, as well as recreational facilities such as the Singapore Sports Hub and East Coast Park. Just within a few kilometres are F&B and cafe offerings in the Katong and Joo Chiat areas. With amenities like these, Angela Lim, deputy head of investment sales at Huttons Asia, believes that the development will be popular with professionals and young couples.

The tender for the property closes on May 9 at 2pm.

An ideal location, numerous leisure and lifestyle options, as well as an attractive land rate, are all factors that suggest this development could be an attractive purchase. Young couples and professionals who are searching for a home in District 15 should definitely consider this.

The recent success of Tembusu Grand in the district is a strong indication that District 15 has become increasingly attractive for buyers. With such a good mix of retail, F&B and recreational offerings nearby, the 26-unit walk-up development at 52 to 62H Tanjong Katong Road is likely to receive keen interest from developers.…

The estimated potential gross rental yield to the future buyer is above 3%. Being zoned for commercial use, no additional buyer’s stamp duty is payable which further amplifies the attractiveness of this tender. The tender will close on May 8 at 3pm.

With the tourism sector regaining its momentum post-pandemic, the shophouses could be an ideal investment for hostel operators due to their convenient location and high level of accessibility. Slow start to 2023 for real estate investment sales amid market uncertainties: Knight Frank

in response to the market slowdown.

Investment sales in Singapore’s real estate market got off to a “slow start” in the first quarter of 2023, with only $4.2 billion worth of investments recorded. This marks a 61% decrease compared with 1Q2022, and the lowest quarterly total since 2Q2020 when the government had implemented circuit breaker measures in response to the pandemic.

Residential-level deals were steady, totaling to $1.6 billion, including the sale of collective properties such as Meyer Park, Bagnall Court and Holland Tower. Of particular note is the sale of Holland Tower which is the first successful collective sale of a residential property in the Core Central Region since 2021. This could signal the “nascent return” of interest for prime locations, according to Knight Frank Singapore’s Head of Capital Markets (Land & Collective Sale), Chia Mein Mein.

However, a large price gap between sellers and developers continues to challenge the en bloc environment, with the success rate of collective sales at around 33% from 2021-2023 compared to 63% in the period of 2017-2018. Chia goes on to explain that even with an agreement from sellers at 80%, it does not guarantee a successful sale, and that owners and developers must learn to accept realistic expectations on price to pique each other’s interest.

The commercial sector of Singapore’s real estate market is experiencing an overall lull, aside from the sale of 39 Robinson Road to Yangzijiang Shipbuilding for $399 million and Frasers Centrepoint Trust and Frasers Property’s acquisition of a 50% stake in Nex for $652.5 million.

Surprisingly, the industrial sector saw a 62.8% q-o-q raise in investment sales to $681.1 million, with notable deals including M&G Real Estate’s acquisition of four Cycle & Carriage properties for approximately $333 million, and the disposal of 12 and 31 Tannery Lane by Ho Bee Land for $115 million.

Though Knight Frank initially projected full year investment sales in the range of $22 billion to $25 billion, it has since revised its forecast to a range of $20 billion to $22 billion due to macroeconomic uncertainties and volatility in the global banking sector. Financing is becoming more difficult for buyers, investors, developers and banks, and investors are expected to remain vigilant for signs of repricing before making their next move.…

Shipyard at Benoi Road for sale at $11.3 mil

A site area of over 500,000 sq ft with waterfront access has been launched for sale via an expression of interest exercise at a guide price of $11.3 million. Located at 1 Benoi Road, at the junction of Benoi Road and Pioneer Road, within Jurong Industrial Estate, and approximately 24km from the City Centre, the property is suitable for shipbuilding, ship or vessel repair and maintenance.

Isabel It, Associate Division Director of Huttons Asia, says the plot is regular in shape with a corner frontage of about 255m on Benoi Road and Pioneer Road, with an average plot depth of about 213m. The east side of the land has a roughly 230m frontage along the waterfront. “The land is generally at an access-road level with a flat contour,” adds It.

Recent transactions of industrial property on Benoi Road according to EdgeProp Research tool, saw a 328,105 sq ft plot at 5 Benoi Road in December 2020 at $10.5 million.

Lee Sze Teck, Senior Director of Research at Huttons Asia, believes the property is suitable for companies looking to expand their business, as a plot of land of such size meant for vessel building or maintenance usage is rarely available for sale.

He added that within the wider vicinity, an existing shipyard with a site area of about 1.5 million sq ft at 55 Gul Road – about a 10-minute drive from 1 Benoi Road – was acquired by ST Engineering for $95 million in February.

The Expressions of Interest exercise for the property will close on April 27 at 3pm and is subject to approval from relevant authorities.

Huttons Asia sees the sale of the property at 1 Benoi Road as an opportunity for companies looking for an appropriate plot for shipbuilding, ship or vessel repair and maintenance. The property is situated near housing estates, the Ayer Rajah Expressway and Pan-Island Expressway and Joo Koon MRT Station is a five-minute drive away from the property.

With such a unique location, size and affordable guide price, the property is expected to be highly sought after and will set the tone for industrial property transactions in the coming months.…

GuocoLand sole bidder for Lentor Gardens GLS site at $985 psf ppr

Land-starved developers take a punt on Tengah’s industrial land GuocoLand and Intrepid Investments (a subsidiary of Hong Leong Group) submitted the sole bid for a residential government land sale (GLS) site at Lentor Gardens, with a bid of $486.8 million, translating to a land rate of $985 psf per plot ratio (psf ppr).

The future development, to be a new high-end residential development of around 533 units, will complement the two upcoming developments – Lentor Modern and Lentor Hills Residences, which aim to transform the Lentor Hills estate to a premium residential area.

Mark Yip, CEO of Huttons Asia, notes that the $958 psf ppr bid is the lowest for a land parcel in the Lentor precinct, and is the first residential GLS tender to see only one bid since the tender of the Silat Avenue GLS site in 2018.

The two last residential GLS sites to be sold in Lentor were Lentor Central and Lentor Hill (Parcel B), both of which were awarded last September. Lentor Central was awarded to a consortium comprising China Communications Construction, Soilbuild Group Holdings and United Engineers, who submitted a bid of $481.03 million ($1,108 psf ppr). Meanwhile, TID (a joint venture between Hong Leong Group and Mitsui Fudosan) was the top bidder for Lentor Hills (Parcel B) at $276.36 million ($1,130 psf ppr).

A GLS site at Lentor Hills Road (Parcel A) was sold for $586.6 million ($1,060 psf ppr) in January 2022. It was purchased by a joint venture between GuocoLand, Hong Leong Holdings and TID (a joint venture between Hong Leong Holdings and Mitsui Fudosan), and is expected to launch the 598-unit Lentor Hills Residences soon.

GuocoLand’s launch of the 605-unit Lentor Modern integrated development last September saw 84% of the units sold on launch weekend, with 88% of the units sold at an average price of $2,104 psf.

Huttons’ Yip comments that, with the launch of the first GLS site at Lentor, bids have been on a downward trend, likely due to developers being mindful of an area where the government has been pushing out land for sale regularly. The cloudy economic outlook and the risk of Additional Buyer’s Stamp Duty may have further deterred developers.

Two other GLS sites at Lentor are available for sale under the 1H2023 GLS Programme. The site at Lentor Central, which can yield 475 units, is expected to be launched for tender this month, while a 500-unit residential site at Lentor Gardens is on the Reserved List.

Leonard Tay, head of research at Knight Frank Singapore, notes that all seven residential sites in Lentor – the five that have now been sold and the two still available for sale – could potentially bring about some 3,500 new units to the area, with a potential of 11,000 new residents.

The upcoming Lentor estate is about 1km from CHIJ St Nicholas Girls’ School, and is also within walking distance of the Lentor MRT station and recreational facilities, such as Thomson Nature Park and Yio Chu Kang Stadium and Sports Complex.

Steven Tan, CEO of OrangeTee & Tie, believes that the eventual launch at Lentor Gardens could see units priced around $1,950 to $2,050 psf.

With seven residential sites in the Lentor area available for sale, there is potential for the area to become a premium residential area, with increased connectivity and recreational facilities, appealing to potential homebuyers of all ages.

GuocoLand and Intrepid Investments have submitted the lone bid for a 99-year leasehold residential Government Land Sales (GLS) site at Lentor Gardens for $486.8 million, after the tender closed today. This translates to a land rate of $985 psf per plot ratio (psf ppr).

The partnership intends to develop a high-end residential development with around 533 units, and with 600 sqm of childcare facilities, as part of the plans to transform the Lentor Hills estate.

Mark Yip, CEO of Huttons Asia, states that the land rate of $958 psf ppr is the lowest for the Lentor precinct. It is also the first residential GLS tender to draw only one bid since the tender of the Silat Avenue GLS site in 2018, which was purchased by a consortium led by UOL.

The last two residential GLS sites to be sold in Lentor were Lentor Central and Lentor Hill (Parcel B) in September 2021. The consortium comprising China Communications Construction, Soilbuild Group Holdings and United Engineers submitted a bid of $481.03 million ($1,108 psf ppr) for the former, while TID (a joint venture between Hong Leong Group and Mitsui Fudosan) was the top bidder for the latter at $276.36 million ($1,130 psf ppr).

The land parcel at Lentor Hills Road (Parcel A) was sold for $586.6 million ($1,060 psf ppr) in January 2022. GuocoLand, Hong Leong Holdings and TID (a joint venture between Hong Leong Holdings and Mitsui Fudosan) are expected to launch the 598-unit Lentor Hills Residences soon.

GuocoLand’s launch of the 605-unit Lentor Modern integrated development last September saw 84% of the units sold on launch weekend, with 88% sold at an average price of $2,104 psf.

Huttons’ Yip points out that since the launch of the first GLS site at Lentor, bids have been decreasing, likely due to the regular land sale pushes from the government, the uncertain economy, and the risk of Additional Buyer’s Stamp Duty if all units cannot be sold within five years.

Two other GLS sites at Lentor are included in the 1H2023 GLS Programme. Regarding the forthcoming 500-unit residential site at Lentor Gardens, Steven Tan, CEO of OrangeTee & Tie, states that the eventual launch could see units priced around $1,950 to $2,050 psf.

Leonard Tay, head of research at Knight Frank Singapore, notes the potential of the seven residential sites in Lentor, which could bring about some 3,500 new units and 11,000 new residents to the area. This is seen as an attractive option by potential buyers due to its proximity to the Lentor MRT station, CHIJ St Nicholas Girls’ School, recreational facilities, and more.…
